Create three sheets in your Excel workbook: Acquisition, Cash Flow, and KPIs.
In the Acquisition sheet, list all 'upfront' costs to find your true cost of entry.
In the Cash Flow sheet, input your expected rent and all monthly operating expenses.
Link the formulas in the KPI sheet to the data in the first two sheets.
Use the 'Maintenance Reserve' to set aside 1% of the property value annually for repairs.
Always account for a 5% vacancy rate (approx. 2.6 weeks per year) in your income projections.
Stress test your mortgage: Calculate cash flow if interest rates rise by 2-3%.
Keep a separate tab for capital improvements to track your cost base for future CGT calculations.
